The essential duties and responsibilities of the Project Development role consist of, but are not limited to, the following. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions:
1. Business Development
Build relationships with Owners, Contractors, Architects and others by frequent personal contact and networking.
Provide project lead information to estimating team.
Oversee Go/No-Go process for region.
Participate in the presentation of Company capabilities, industry trends and other topics of interest.
Represent KHS&S at industry, community and customer events and as a member of appropriate industry organizations.
Evaluate schedule with estimating team during pursuit and identify manpower needs vs capacity.
2. Project Coordination
Serve as liaison and fill gaps between estimating, design, project management, field operations and other resource teams for projects led.
Ensure job cost study log is utilized on led projects.
Coordinate with project management, vendors, art directors and field operations on mock-ups for led projects or manage, as necessary.
Coordinate manufacturer’s samples, and/or internal samples with art director to ensure timely and accurate representation.
Coordinate with project management, themed resources and field operations on manufactured products for led projects.
3. Other Duties
Manage projects from inception throughout construction as needed by Area Operations Manager.
Lead/assist in preparation of budgets and proposals with estimating team.
Monitor department budget performance, actual vs. budget and take action as appropriate.
Attend seminars/educational training programs as required.
Perform any other related or unrelated, unassigned, unspecified duty that may be needed from time to time.
Education: Bachelor’s degree in Construction, Business, Marketing, Communications, Architecture or other appropriate field of study.
Experience: Required 5 years’ related experience in complex construction.
Skills: Proven leadership and strategic skills. High attention to detail, aptitude for learning new things. Must be able to work under time and budgetary pressures.
Physical: Includes sitting, standing, reaching, walking; use of hands, arms, legs, and feet. Must be able to see and hear (with mechanical assistance if necessary) sufficient to understand and comprehend individual one-on-one conversations.
Communication: Must be able to read, write and speak English fluently. Ability to communicate effectively and positively with customers, vendors and employees.
Computer: Proficient with MS Office (Word, Excel, Outlook, PowerPoint).
Develop value driven bid opportunities through relationships, strategies and solutions. Produce project lead information and represent the Company in conjunction with the Vice President, Estimating and the Vice President of Marketing and Business Development while conducting yourself in a manner consistent with KHS&S Core Ideology.
