PROJECT MANAGER

Description/Job Overview/Summary: This position is responsible for the effective management of projects. This includes managing the budget, interfacing with the General Contractor and other trades, overseeing all aspects of the project including managing the Schedule, directing project engineer, interfacing with Brady’s superintendent, and reporting to management. Responsibilities/Activities:
· Manage, supervise, and train your project team, including managing and coordinating work for Project Engineers. Perform this function under the direction of the Operations Manager and in conjunction with the General Superintendent.
· Monitor and participate in preconstruction services and activities as required.
· Supervise documentation of all significant project events and activities, accidents, delays, change orders, submittals, BIM coordination, RFI’s, project close out documents.
· Avoid or mitigate claims and conflicts, problem solve with client. Promote Brady in the industry to clients, owners, prospective clients, suppliers, and prospective employees.
· Walk the project weekly with field foremen to review progress, quality, observe safety, identify, and remove obstacles.
· Prepare monthly billings and manage the cash flow of the project. Review job cost weekly. Attend and participate in project meetings as required.
· Review Schedule of Values with Estimator and negotiate change orders on Brady’s behalf.
· Develop and maintain good relationships with Owner, Architect, other contractors, Brady’s subcontractors, and all other members of the project team.
· Help review contracts and write subcontracts, fully understand scope, terms and conditions and project schedule. Review plans and specs, perform pre-task project planning.
· Obtain or verify pricing of materials, oversee material purchases and RFI generation and responses.
· Manage projects in a proactive not reactive manner to complete each project on time, within budget and to the satisfaction of the client and Brady management.
· Prepare weekly letter project status letter to GC informing them of potential upcoming issues/delays, as required (?)
· Other duties as assigned.
Experience/Education: Accreditation in Construction related field and/or Journeyman Certification preferred. 7-10 years’ experience in the Drywall trade preferred.
Knowledge/Skills/Abilities: Knowledge of commercial construction principles, techniques, and procedures. Ability to read architectural plans and specifications. Understands critical path, logic, sequencing and activity identification in schedules. Ability to communicate effectively with management, staff, and stakeholders. Ability to coach, mentor, and train. Ability to build effect relationships with all project team members. Proficient in MS Office, Bluebeam, Quickbid and OST software preferred.
